It is popular that foreigners like to rent housing in Bangkok in 2026, still clinging to the economic district (CBD) and districts with a unique lifestyle. The groups can be divided according to nationality and lifestyle as follows: 

1. Sukhumvit group from the beginning to the middle (Nana – Asoke – Phrom Phong) 

Goal: International Workers (Global Expats) and family 

Pros: It is a business and travel center. (Interchange BTS/MRT Asoke) is full of luxury department stores such as EmQuartier and international schools. 

Nationality: Europe, America and Japanese (especially Phrom Phong zone with a lot of Japanese supermarkets and restaurants). 

2. Thonglor – Ekkamai (Sukhumvit 55 – 63) 

Goals: Young people, executives and people who like premium lifestyles. 

Highlights: Bangkok’s ‘Hi-So’ area features fine dining restaurants, chic cafes and nightlife. It is a zone with a lot of luxury condos and penthouses for rent. 

Nationality: Japanese (most dense), Korean and Western nations 

3. Sathorn – Silom 

Goals: Senior executives in finance and banking, embassy staff 

Pros: The nickname ‘Wall Street of Thailand’ near a large office and a giant project like ONE BANGKOK (which makes this area even more fragrant in 2026). 

Nationality: Europe, America, Singapore and Hong Kong 

4. Huai Khwang – Rama 9 (New CBD) 

Goals: Investors and young workers 

Pros: It is a new economic district with modern office buildings. and complete department stores Convenient transportation by the Blue Line. 

Nationality: Chinese (this area is called New Chinatown) and Russians who are starting to rent more long-term. 

5. Aree (Ari) 

Goals: Digital Nomads and people who like art/cafes. 

Pros: Being a community (Neighborhood Vibe) high, not as crowded as Sukhumvit, but with cafes and coworking spaces.

6. On Nut – Bangna (Expansive location)

Pros: The rent is 20-30% cheaper than the inner zone, but easy access to the city by BTS Green Line. Bangna zone is very popular with the EXPAT family because it is close to many famous international schools and Mega Bangna. 

Nationality: Combining both Asian and Western 

Summary of 2026 Trends: Foreigners are starting to move more out to the outer zones if they are near new train lines (such as the Yellow Line or Pink Line) to avoid high rents in the inner city. But if it’s at the executive level ‘Sukhumvit-Sathorn’ is always the number one choice.
